Closing Law
We understand that selling and
buying a home, condominium, or
cooperative is a stressful
experience. our goal is to use our
more than ten years of experience in
handling real estate matters to make
your experience as simple and easy
as possible while protecting your
legal rights.
If you are selling your home,
condominium or cooperative in
Central Islip or in Suffolk or
Nassau County, our offices will
review your binder agreement,
prepare your contract of sale, and
deal directly and often with the
purchaser's attorney, real estate
brokers, mortgage brokers and title
companies so that you won't have to
worry. We will review the title
report to ensure that if there is
any impediment to closing, it will
be resolved promptly and
efficiently. We will prepare all of
the closing documents, attend the
closing and ensure that you receive
all of the proceeds of the sale you
are entitled. After the closing, you
will receive copies of all important
documents, as well as a detailed
closing statement prepared by us to
forward to your accountant.
If you are buying your home,
condominium or cooperative, we will
review your binder agreement,
negotiate important changes in
contract of sale to protect your
rights, and deal directly and often
with the seller's attorney, real
estate brokers, mortgage brokers and
title companies so that your mind
can be at ease. We will order a
title report and review it to ensure
that the property you are purchasing
is free from any liens or
encumbrances. If there are any
problems with the title, we will
demand that the seller removes those
impediments prior to closing. We
will order your termite inspection
to make sure there is no infestation
or damage caused by any insects to
your home. We will work with you and
your lender to make sure that prior
to the closing the lender will
receive from you all of the required
documentation, and we will inform
you of the amount of money and how
checks should be cut prior to the
closing. We will make sure that you
have homeowners insurance before you
close to protect your property. We
will attend the closing to make sure
that you receive a title insurance
policy that protects your legal
rights, that title properly is put
in your names in a way that best
suits your legal needs. After
closing, we will send you copies of
all important documents including
your deed, your title policy, and a
closing statement prepared by our
office to take to your accountant,
and if appropriate, provide you with
a STAR form for tax relief.
We know you have to worry about
packing, moving, and all of the
other things that make a move one of
the three most stressful events you
will encounter in your lifetime. We
will handle the rest to make your
experience what it should be -- an
exciting and memorable time.
