If there are any problems with the title, we will demand that the seller removes those impediments prior to closing. We will order your termite inspection to make sure there is no infestation or damage caused by any insects to your home. We will work with you and your lender to make sure that prior to the closing the lender will receive from you all of the required documentation, and we will inform you of the amount of money and how checks should be cut prior to the closing. We will make sure that you have homeowners insurance before you close to protect your property. We will attend the closing to make sure that you receive a title insurance policy that protects your legal rights, that title properly is put in your names in a way that best suits your legal needs. After closing, we will send you copies of all important documents including your deed, your title policy, and a closing statement prepared by our office to take to your accountant, and if appropriate, provide you with a STAR form for tax relief.
